A dynamic mixed-use project within Main Alley.

M4 is a key component of the Main Alley campus, a four-city block development adjacent to Vancouver’s Mount Pleasant Industrial Area. The project advances the City of Vancouver’s zoning strategy for light industrial lands, delivering a dynamic mixed-use building that combines light industrial production, office space, and digital entertainment and information technology uses within a cohesive campus framework. Set on a sloping site, the building comprises nine levels over five levels of parking, shaped to activate street edges and adjacent laneways.

At grade, light industrial uses are concentrated at the corners of the building to maximize visibility and animate the public realm. A defining feature of M4 is its series of smaller industrial incubator pods, designed to support emerging businesses and foster a more accessible, flexible model of production and making. These elements extend the life of the building into the surrounding laneways, where interior activities spill outward to create a porous interface between workspace and public realm. Upper levels accommodate office and digital entertainment uses, supported by generous amenities and landscaped roof decks that take advantage of expansive views to the mountains and ocean.

The architectural language aligns with the broader Main Alley campus, establishing a cohesive identity across multiple blocks and reinforcing a shared vision for a collaborative innovation district. The project is designed to high sustainability standards and connects to the False Creek Neighbourhood Energy system, targeting significant reductions in carbon emissions through district energy integration and centralized systems. Together with enhanced public realm improvements, laneway activation, and flexible industrial programming, M4 contributes to a new model of urban production space that supports Vancouver’s evolving innovation economy.
